Window and Door Air Sealing Guide for Florida Homes

Florida homeowners spend more on cooling than almost anyone else in the country. A significant share of that cost walks out through gaps around windows and doors. Air sealing is one of the highest-return improvements you can make to a home: the materials cost little, the labor is manageable, and the payback in lower utility bills and improved comfort is immediate. In Florida, the problem is different: humid outdoor air infiltrates a cooled interior, raises the dew point inside walls, and condenses on cold surfaces. This is how mold grows inside walls in CBS block homes that look perfectly sealed from the outside. The cooling load from air infiltration in a typical Tampa Bay home represents 20 to 40 percent of total cooling costs. Sealing that infiltration makes your AC work less and keeps moisture outside where it belongs. ## The Three Sealing Systems at Every Opening Every door and window has three separate sealing systems that need to work together: 1. **The frame-to-wall joint** -- the gap where the window or door frame meets the surrounding wall structure. Sealed with caulk or expanding foam from the interior. 2. **The weatherstripping** -- the compressible seal between the moving sash or door and the frame. Wears out from use and UV exposure. 3. **The door sweep or threshold** -- the seal at the bottom of a door, which is the most common infiltration point. Fixing only one of these while neglecting the others leaves significant air leakage. ## Finding Air Leaks On a hot day with the AC running, hold your hand near window corners, door frame edges, and the gap under exterior doors. You will often feel warm air pushing in. A stick of incense smoke held near these areas makes infiltration visible -- watch for smoke deflection. Common leakage points in Tampa Bay homes: - Corners of window frames where caulk has cracked and pulled away - The gap between the window rough opening and the frame, often visible from inside as a gap behind the window casing - Around the door lockset and deadbolt on older doors - Under sliding glass doors, where the bottom track provides almost no seal - At the threshold of French doors, where the gap between the two panels is difficult to seal ## Caulking Window and Door Frames On the exterior, the joint where a window or door frame meets the siding or stucco is a primary infiltration path. Use a paintable siliconized latex caulk or elastomeric caulk rated for exterior use. On the interior, the joint between the window casing and the drywall is often open -- look behind the casing if you can. Foam backer rod and caulk can seal this gap. In many Florida homes, the rough opening gap was never properly foam-sealed during original installation, and this accounts for significant leakage. To seal the rough opening gap without removing trim: drill a small hole through the drywall beside the window casing, insert the straw of a low-expansion foam can, and fill the void. Use low-expansion foam around windows and doors to avoid bowing the frame. ## Weatherstripping Selection The right weatherstripping depends on the opening type and how much use it sees. **Compression foam tape** is the easiest to install and the least durable. It works on windows that are rarely opened and in lower-contact spots. In Florida sun, foam tape deteriorates in 2 to 4 years on windows exposed to direct sunlight. **EPDM rubber compression strips** (door stop weatherstripping) are more durable than foam and handle the repeated compression of a frequently-used door better. These are the spring-loaded strips that you see on door frames in newer construction. **V-strip (tension seal) weatherstripping** installs inside the channel of a sliding or hung window. It creates a flexible barrier that the sash slides past. Durable and effective on double-hung windows. **Door bottom sweeps** range from simple adhesive-backed felt (short-lived) to automatic door sweeps that lift when the door opens and drop to seal when closed. For exterior doors in Florida homes that see daily use, an automatic sweep is worth the extra cost. ## Installing Door Weatherstripping Remove the old weatherstripping from the door stop (the narrow strip of wood against which the door closes). This is usually foam or rubber held by staples or adhesive. Pull it off completely and clean the surface. Cut the new weatherstripping to length for each side and the top of the door. Press it into place against the stop, with the compressible portion facing the door face. When the door closes, it should compress the strip enough to eliminate light around the frame but not so much that the door is hard to close. Check the seal by holding a piece of paper against the door and pulling it: you should feel resistance at every point around the frame. No resistance means there is a gap. ## Installing Door Sweeps The door sweep seals the bottom gap. Most exterior doors in Florida have a 1/2 to 3/4 inch gap at the bottom, which is an enormous amount of infiltration area. Automatic door sweeps mount to the inside face of the door and include a mechanism that retracts the sweep when the door opens. These avoid the sweep dragging on the floor and work well on doors with varying floor heights from settlement. Surface-mount door sweeps are simpler: a rubber or brush strip screwed to the door bottom edge. Measure the door width, cut to length, and fasten with the included screws. Position it so the rubber just contacts the floor when the door is closed. Check the threshold seal as well. Many door thresholds include an adjustable vinyl bulb that presses against the door bottom. If yours is compressed flat or cracked, replace just the vinyl insert -- the full threshold usually does not need replacement. ## Sliding Glass Doors Sliding glass doors are chronically leaky because the track-and-brush seal at the bottom provides minimal resistance to air infiltration. Replacement brush or pile weatherstripping for the track is available at hardware stores and home centers. Replace it annually in high-use doors. Also check the interlock between sliding panels. Most sliding door frames include foam or brush weatherstripping at the vertical interlock. If yours is missing or deteriorated, replacement strips are available from the door manufacturer or aftermarket. ## Priority Order If you have a limited afternoon and want the highest return: 1. Install or replace the door sweep on every exterior door -- highest leakage point. 2. Recaulk visible cracks in window frame-to-wall joints on the exterior. 3. Replace deteriorated weatherstripping on the most-used exterior door. 4. Foam-seal the rough opening gap on any window where you can see daylight or feel air movement. ## Energy Savings and Rebates Duke Energy and Tampa Electric (TECO) both offer rebates for air sealing improvements when performed as part of a certified energy audit.
