## How to Measure Your Water Pressure
A water pressure gauge costs around $10 at any hardware store and threads onto any standard hose bibb (outdoor spigot).

1. Turn off all water-using appliances (dishwasher, washing machine, ice maker).
2. Attach the gauge to an outdoor hose bibb, hand-tight.
3. Open the hose bibb fully.
4. Read the gauge.
Take several readings at different times of day. Pressure is often highest in the early morning when demand on the municipal system is low.
If your reading is above 80 PSI, your PRV needs adjustment or replacement. If you do not have an outdoor hose bibb, a plumber can test at a fixture shutoff.
## Where to Find Your PRV
In most Tampa Bay homes, the PRV is located just inside or just outside the foundation where the main water line enters. It looks like a bell-shaped brass fitting, typically 3/4 inch or 1 inch in diameter, with an adjustment screw on top protected by a locknut.
If you have a water meter box near the street, the PRV is usually between the meter and the first shutoff valve inside the house. Some older homes in the area do not have a PRV at all -- if you cannot find one and your pressure reads high, you need one installed.
## Signs Your PRV May Be Failing
A failing PRV does not always announce itself dramatically. Watch for:
**Fluctuating pressure.** Pressure that varies significantly between morning and evening, or between the shower and the kitchen, can indicate a PRV that is hunting (oscillating) rather than holding a steady set point.
**Pressure over 80 PSI.** If the gauge consistently reads high, the PRV is either set wrong or no longer regulating properly.
**Water hammer.** That loud bang or thudding noise when you shut off a faucet quickly is water hammer -- pressure waves traveling through the pipes. High static pressure makes water hammer worse and more damaging.
**Premature fixture failure.** Washers, cartridges, and solenoid valves in appliances wear faster under high pressure. If you are replacing faucet cartridges every couple of years, pressure may be the culprit.
**T&P valve dripping.** The temperature and pressure relief valve on your water heater opens when pressure inside the tank exceeds its rating (typically 150 PSI). A T&P valve that drips or discharges periodically is telling you system pressure is too high.
## How Long Does a PRV Last?
In Florida's water conditions, expect 10 to 15 years from a quality PRV. Hard water and mineral deposits accelerate wear. Many PRVs in the Tampa Bay area fail quietly after 12 to 15 years -- they stop regulating and pass full street pressure through.
If your home is more than 10 years old and you have never had the PRV inspected, it is worth checking.
## Adjusting PRV Pressure
PRV pressure can be adjusted by turning the adjustment screw after loosening the locknut. Clockwise raises pressure, counterclockwise lowers it. Make small adjustments and recheck with the gauge.
However, adjusting the PRV is not risk-free. Over-tightening the locknut can crack a corroded fitting. If the PRV body shows any corrosion, scale buildup, or has not moved in years, have a plumber handle it. A cracked PRV body sends water pressure directly to your floors and walls.
## Thermal Expansion
In a closed plumbing system (which most newer homes have, with a check valve or backflow preventer), a standard PRV may not be enough. When cold water in the water heater is heated, it expands. In an open system, that expanded volume backs out through the supply. In a closed system, it cannot -- so pressure spikes.
The solution is a thermal expansion tank, typically installed above the water heater. If your home has a backflow preventer at the main and your T&P valve drips even with corrected static pressure, an expansion tank is likely needed.
## PRV Replacement Process
Replacing a PRV requires shutting off the main water supply, removing the old fitting, and installing a new one. On older homes, the surrounding pipe may be corroded enough that replacement turns into a partial pipe replacement as well. Plan accordingly.
New PRVs are available at plumbing supply stores and home centers. Matching the size and connection type to the existing installation matters -- bring the old fitting or photos when buying.
## Water Quality and Pressure
Tampa Bay's water is moderately hard, and mineral scale builds inside pipes and at fixture aerators over time. If your pressure has dropped at specific fixtures even though the PRV is set correctly, check the aerators and fixture shutoff valves. Clogged aerators restrict flow at the fixture level without changing whole-house pressure.
