Interior Door Sticking and Hinge Adjustment Guide for Tampa Bay Homes

By James Evans
## Why interior doors stick in Tampa Bay homes Interior door sticking in Tampa Bay homes follows a predictable seasonal pattern driven by Florida's humidity cycle. Tampa Bay's wet season runs roughly June through September, with outdoor relative humidity frequently above 80 percent during afternoon storm periods. During this period, wood doors and door frames absorb moisture and expand. The tight-fitting door of the dry winter months rubs against its frame during summer, and the summer door that required force to close swings freely in January. This seasonal cycle causes a secondary problem over time. Each expansion-and-contraction cycle works the hinge screws slightly looser in the door and frame mortises, and over years of cycling the screws develop enough play that the door no longer hangs at its original alignment. What started as seasonal humidity swelling becomes a permanent hinge alignment issue. ## Diagnosing the cause before attempting repair The diagnostic sequence determines whether the sticking door is a humidity issue, a hinge issue, or a frame issue. First, identify exactly where the door is making contact. Use a piece of cardboard or thin paper run around the door perimeter while the door is closed to find where the gap disappears. Common contact points are the top corner opposite the hinge side, the latch edge mid-height, and the bottom corner on the latch side. Second, check whether the door hangs plumb. Close the door and observe the gap along the hinge edge. A door with a hinge that has sagged at the top or pulled away at the bottom shows a tapered gap -- wider at the top or bottom rather than consistent along the full height. Third, test the hinge screws. Open the door and push the door body toward and away from the frame while watching the hinges. Any visible movement at the hinge mounting indicates loose screws. Check each screw individually with a screwdriver to confirm whether screws are simply loose or whether the holes have stripped. ## Hinge adjustment for European concealed hinges Kitchens and many interior doors installed from the late 1990s forward use European concealed cup hinges with three independent adjustment screws. These allow the door to be repositioned on all three axes -- depth (how far the door face sits from the cabinet or frame face), side position (left and right), and height (up and down) -- without removing the door. For a door that has sagged on the latch side, the height adjustment screw on the top hinge brings the door back up. For a door rubbing on the strike side, the side adjustment moves the door away from the rub point. The depth adjustment corrects a door face that sits in or out from its frame face. ## Re-tightening and repairing stripped screw holes A loose hinge screw that tightens fully and holds is finished in one step. A screw that continues to turn without developing resistance has stripped its hole in the wood. The standard repair for a stripped hinge screw hole is to fill it with wood: press hardwood toothpicks or a wooden golf tee into the hole with a small amount of wood glue, allow to cure, trim flush, and drive the original screw into the filled wood. The new wood material grips the screw thread where the original hole walls no longer can. A more durable repair for a heavily stripped location is to drill out the hole, glue in a length of hardwood dowel, and re-drill the pilot hole at the same location. This repair holds long-term even in wood that has cycled repeatedly through Florida's humidity range. ## When planing is the answer If hinge tightening and adjustment does not resolve the contact, the door or frame has moved beyond what hardware adjustment can correct. Planing removes material from the contact edge. The contact point identified in the diagnostic step tells you where to plane. Light passes with a hand plane or belt sander at the specific contact area remove just enough material to restore clearance. Planing should be conservative -- the goal is a door that closes freely with adequate clearance in summer without rattling in winter. Removing too much material creates a gap that is visible and allows conditioned air to pass between rooms. After planing, seal the exposed wood edge with paint or primer before rehanging the door. Bare wood on a door edge in Tampa Bay's humidity absorbs moisture faster than a finished surface and will swell more aggressively in subsequent wet seasons. ## CBS block construction versus frame construction Concrete block construction homes, which make up a large share of Tampa Bay's 1970s through 1990s housing stock, behave differently from wood-frame homes in humidity cycling. The block walls themselves do not move seasonally. The door frames in CBS block homes are typically pressure-treated wood mounted in a masonry opening, and the relative rigidity of the surrounding block wall means door frame movement is more limited than in frame construction. Door sticking in CBS block homes is usually a humidity-swelling door issue rather than a frame movement issue. Frame construction homes in FishHawk Ranch, Lithia, and newer Tampa Bay developments have wood-framed walls that move seasonally with the exterior sheathing, and door frames in these homes participate in more structural movement. Seasonal sticking in frame homes may resolve fully between the summer and winter, while a CBS block home door that sticks in summer typically needs material removal.
