## Why Florida Concrete Requires Special Preparation
**Moisture vapor transmission (MVT)** is the primary enemy of garage epoxy in Tampa Bay. Florida's water table is high, and concrete slabs transmit water vapor upward from the soil below regardless of how dry the concrete surface appears. Epoxy coatings applied over slabs with high moisture vapor transmission trap the vapor beneath the film, and the resulting pressure causes the coating to bubble, blister, and delaminate -- sometimes within weeks of application.
**Outgassing** affects newer concrete slabs specifically. Concrete cures and off-gases CO2 during the curing process, which continues at a reduced rate for months or years after initial cure. ## The MVT Test
Before any epoxy project, we perform a moisture vapor transmission test by taping a 24-inch by 24-inch piece of clear plastic sheeting to the slab with duct tape on all four edges and leaving it for 16 to 24 hours. Condensation under the plastic sheet after this period indicates moisture vapor transmission that warrants either a moisture-barrier primer before the epoxy or a product change to a moisture-tolerant epoxy formulation.
Most Tampa Bay garage slabs will show some moisture under the plastic during Florida's wet season. The practical response in Florida is to always use a moisture-vapor-tolerant (MVT) epoxy primer rather than a standard water-based kit, and to avoid applying epoxy during August or September when ground moisture is at its highest.
## Product Selection
**Water-based epoxy kits** are the most common retail product and the most likely to fail in Florida's climate. They are appropriate only for garage slabs with very low moisture transmission in dry weather. ## Preparation Sequence
The preparation sequence determines whether the coating lasts or fails. No amount of product quality overcomes poor preparation on Florida concrete.
1. **Clear the garage:** All vehicles, storage, and fixtures need to be removed before preparation begins.
2. **Degrease:** Apply a concrete degreaser and scrub all oiled or stained areas. Rinse thoroughly and allow to dry.
3. **Acid etch or mechanical profile:** The concrete surface needs an open, porous profile to accept epoxy. Acid etching with a diluted muriatic acid solution opens the concrete pores; mechanical grinding with diamond pads achieves the same result with better control and no acid residue. On Tampa Bay concrete where acid etching can leave mineral salts if not thoroughly neutralized, mechanical grinding is the more reliable approach.
4. **Patch cracks and holes:** Fill any cracks with a rigid epoxy or polyurea crack filler and allow it to cure before coating. Do not use flexible crack filler under garage epoxy -- flexible products do not bond well to epoxy.
5. **Vacuum all dust:** All concrete dust and debris must be removed before coating. Any remaining dust becomes a contamination layer that prevents adhesion.
6. **Moisture-barrier primer:** For Tampa Bay slabs with any MVT indication, a moisture-tolerant epoxy primer coat applied before the finish coat provides an additional barrier.
## Application
Epoxy coating is applied in two stages: the primer or base coat and the topcoat.
