Exterior Fiber Cement Siding Repair Guide for Tampa Bay Homes

By James Evans
## Exterior Fiber Cement Siding Repair Guide for Tampa Bay Homes Fiber cement siding -- HardiePlank and similar products -- dominates the exterior wall cladding on Tampa Bay homes built from the late 1990s through the present. It replaced wood lap siding as the standard framing-construction exterior product because it resists rot, termite damage, and the dimensional movement that causes wood siding to buckle and paint to peel. In Hillsborough County's newer subdivision communities like FishHawk Ranch, Valrico, and Cheval, as well as throughout the frame-construction neighborhoods in Brandon, Plant City, and Riverview, fiber cement siding is on the majority of homes built in the last 25 years. What most Tampa Bay homeowners do not know is that fiber cement siding, despite its durability advantages over wood, requires specific maintenance to perform correctly in Florida's climate -- and that neglected maintenance produces failures that are visible, expensive to defer, and straightforward to prevent. ## Common Fiber Cement Siding Failures in Florida **Paint failure.** Fiber cement siding must be painted to perform. The factory-applied prime coat on pre-primed board products is not a finished paint surface -- it protects the board during storage and installation but requires a topcoat application within 90 to 180 days. Field-painted fiber cement that was not topcoated promptly, or that has gone through 10 to 15 Florida wet seasons, begins to show chalking, peeling, and surface degradation that opens the substrate to moisture absorption. Chalky or peeling paint on fiber cement is not purely cosmetic -- it is the beginning of a moisture management failure. **Bottom-course rot and swelling.** Fiber cement is cement-based and does not rot in the same way wood does, but it absorbs water when exposed continuously at the bottom edge. The lowest course of siding on many Tampa Bay homes is installed too close to the finished grade, in contact with mulch or soil, or directly against a concrete slab edge. These conditions keep the board wet for extended periods and cause the cement matrix at the lower edge to delaminate -- a condition that looks like the board is bubbling or peeling from the bottom up and that weakens the structural integrity of the affected course. **Butt joint gap failures.** Horizontal fiber cement lap siding boards run end to end, and the joints between boards (butt joints) must be caulked to prevent water infiltration. Butyl or siliconized acrylic caulk at butt joints dries, cracks, and pulls away from the board faces in Tampa Bay's UV and thermal cycling environment. Open butt joints are a direct water infiltration path into the wall assembly and an early source of sheathing moisture and eventual mold accumulation behind the siding. **Corner trim caulk failure.** The vertical trim boards at outside corners and around window and door frames are sealed to the siding with caulk. This caulk is typically the first maintenance item to fail on fiber cement homes in Tampa Bay -- visible as open gaps or pulled-away caulk beads where the trim meets the siding. Failed corner and window trim caulk allows rainwater to run directly behind the siding plane. **Impact damage.** Fiber cement is brittle under point impact. Hail damage, lawnmower debris, and low-hanging branch impacts create chips, cracks, and corner breaks in individual boards that do not self-repair. Individual damaged boards can be replaced without disturbing adjacent siding if the fasteners and paint have not fused adjacent courses. ## Repair vs. Repainting: What the Work Involves **Caulk replacement:** Removing old sealant from butt joints and trim perimeters and applying fresh paintable caulk is a maintenance task we perform throughout the life of a fiber cement home. Appropriate products for fiber cement caulk are paintable siliconized acrylic or fiber cement-compatible urethane products -- standard silicone caulk does not bond well to cement board and should not be used. We re-caulk butt joints, corner trim, window and door perimeter trim, and any penetrations (plumbing, HVAC line sets) during the same visit. **Individual board replacement:** A single damaged or bottom-delaminated board can be removed by cutting the nails with an oscillating tool and sliding the board out without removing adjacent courses. The replacement board is face-nailed, primed, caulked at all joints, and painted to match. Color matching on a 15 to 20-year-old exterior requires care -- direct paint brand and product matching, or a full repaint of the affected elevation, depending on how significant the color differential is after weathering. **Repaint preparation:** Repainting fiber cement requires surface cleaning (pressure washing to remove chalk, dirt, and biological growth), caulk inspection and re-application before painting, and spot priming any bare substrate areas before the topcoat. Applying new paint over failing old paint without preparation produces a short-lived result. ## Clearance and Installation Notes Florida Building Code and HardiePlank installation guidance require a minimum clearance between the bottom siding course and finished grade -- typically 2 inches from soil and 1 inch from concrete flatwork. Homes where the landscaping has built up against the siding over years, or where settling has reduced clearance, need the grade corrected before siding repair work for the repair to hold. We identify clearance issues during assessment and recommend corrections before any repair or paint work begins. ## Best Bay Services Can Help Best Bay Services handles fiber cement siding caulk replacement, individual board replacement, and repaint preparation throughout Tampa Bay, including FishHawk Ranch, Brandon, Valrico, and surrounding subdivision communities.
